NFA Annual Survey 2020 – 
Managing in a time of COVID

Summary findings include:

  • At the 31st December 2020, the NFA membership consisted of 29 ALMOs managing 396,556 properties.
  • The involvement of tenants and leaseholders in running ALMOs is still very much apparent, with 30% of board member places filled by tenants and leaseholders. 36% of board members are independents and 28% council nominees (with 6% classed as ‘other’, including staff and tenant/leaseholder co-optees).
  • ALMOs have been key partners for local authorities during COVID-19, supporting them in much of their
    pandemic response. Alongside the emergency work, ALMOs have continued to deliver high quality housing management services. The majority of ALMOs also deliver services on behalf of their parent local authority outside the core housing management services.
  • The sector acquired or built a total of 1,666 homes in 2020. While this is less than in each of the last two years, COVID-19 has had an impact on new build plans, with some 200 homes not being finished as planned in 2020.
  • There were at least 1,557 homes sold under Right to Buy. Nationally, Right to Buy rates were depressed last year due to COVID-19, so while the sector managed to replace many of the homes that had been sold, this is not the normal situation.
