Against a post-Grenfell regulatory landscape, landlords are re-designing the way they work through stronger communication, improved household and property data, resident-centred service design. The aim is to build trust at the earliest point of contact.

Researcher and HQN Associate Janis Bright, author of Opening the Door and Preparing for Awaab’s Law, has worked with the Inside Housing Management team to create a best-practice summary of the issues around ‘no access’, where a landlord is unable to enter a resident’s property for essential safety checks or works despite multiple attempts.

The module concludes with a test and CPD minutes certificate, and is open to all subscribers to Inside Housing’s management hub.

The complementary reports were commissioned by the NFA with our partners at the LGA, CIH, ARCH and CWAG and published in December 2025. 

Preparing for Awaab’s Law identifies the challenges set for all social landlords by new legislation governing how landlords deliver safe, good quality homes for their tenant.

Opening the Door highlights that there is no consistent definition of ‘no access’ across the sector and no single explanation for its growth. However, the consequences are shared. Missed visits delay safety work, escalate costs, and can trigger legal action – particularly under the new timescales required by Awaab’s Law.
